Rosso Development, Midtown Development and Proper Hospitality have announced the Penthouse Collection at Midtown Park Residences by Proper, marking the debut of a Proper-branded residential tower in Miami. The project crowns a 28-storey residential building in the heart of Midtown Miami as part of a broader $2 billion, five-acre Midtown Park master plan.

Design and location

The tower was designed by Arquitectonica with interiors by New York studio Meyer Davis. Positioned to stitch together Midtown, Wynwood and the Design District, the wider Midtown Park development will include public spaces, pedestrian routes, retail, dining, office space and sports facilities to create an integrated urban neighbourhood.

The Penthouse Collection is limited to a small number of duplex and triplex residences that deliver 360-degree views across the city and Biscayne Bay. Residences are sized approximately between 2,486 and 5,000 square feet and offer three- to five-bedroom configurations with additional den spaces and large interior volumes.

Interiors and bespoke upgrades

Each penthouse will be delivered with interiors by Meyer Davis that follow a hospitality-led approach to residential living. Buyers may select customised kitchen and bathroom upgrades from Miami-based stone atelier TEYO to further personalise finishes and materials.

Optional TEYO upgrades highlighted by the developers include custom stone kitchen islands and millwork using materials such as Roman travertine and Italian Verde Alpi marble, integrated with bespoke cabinetry and Sub-Zero and Wolf appliances. Primary bathrooms can be configured with glass-enclosed double showers, carved stone soaking tubs and Hansgrohe brass fixtures.

“This collection of homes offers a rare combination of exceptional design, generous living spaces, and meaningful indoor–outdoor living that creates a real connection to the city,” said Carlos Rosso, Founder and CEO of Rosso Development. “The creative partnership between Proper, Meyer Davis and TEYO speaks to a shared vision of timeless luxury we are bringing to Midtown Park.”

“Collaborating with Meyer Davis on Midtown Park has been exceptionally rewarding,” said Matthew Auerbach, Founder and Principal of TEYO. “Working closely with their team, we were able to translate their clear design vision into highly tailored, material-led spaces. Each kitchen and bathroom is conceived as a bespoke composition rather than a template, allowing us to showcase the full depth of our craftsmanship while creating environments that feel architectural, personal, and enduring.”

Amenities and services

Residents will have access to more than 40,000 square feet of private amenities, including a tropical pool deck with a signature restaurant and bar, wellness and fitness facilities, co-working lounges and cultural programming. Proper Hospitality’s concierge services will deliver on-site hospitality and lifestyle programming.

“From the earliest stages of conceiving Midtown Park, our goal was to create a sense of sanctuary that remains in constant dialogue with the city,” said Will Meyer, Co-Founder of Meyer Davis. “The overarching vision emphasizes light, proportion, and materiality to establish an atmosphere that feels refined yet deeply livable.”

Situated at 3055 North Miami Avenue, Midtown Park Residences by Proper is the first residential tower inside the Midtown Park master plan. The district will include landscaped parks, pedestrian paseos, curated retail and dining, boutique office space and a racquet and padel club operated by ULTRA Padel.

What this means for buyers and the Miami market

The launch of a Proper-branded residential tower reinforces ongoing interest in hospitality-led residences in Miami. For high-end buyers, the Penthouse Collection offers large, customizable spaces and direct access to hotel-style amenities in a rapidly evolving Midtown neighbourhood.

So what? For prospective residents and investors, this project signals continued appetite for branded luxury living in Miami and the potential for enhanced neighbourhood programming, retail and leisure offerings that could increase local attraction and long-term value.
