The Waldorf Astoria Deer Valley Resort and Residences is set to open in 2028, adding a ski-in, ski-out luxury option to Deer Valley East Village as the resort expands in Park City, Utah.
Summary: Extell Development Company and Hilton plan to open the Waldorf Astoria Deer Valley Resort and Residences in 2028 in Deer Valley East Village, Park City, Utah. The ski-in, ski-out project includes 132 hotel rooms, 105 branded residences, a 15,000-square-foot spa, and 11,300 square feet of event space, with construction having started in May 2025.
Waldorf Astoria Deer Valley Resort and Residences is scheduled to debut in 2028, after Extell Development Company and Hilton announced plans for a new ski-in, ski-out luxury development in Utah’s Deer Valley East Village in Park City. The project is positioned as part of Deer Valley Resort’s broader expansion and will sit next to Deer Valley’s longest ski run, the Green Monster.
Deer Valley East Village joins a major resort expansion
According to the announcement, the Waldorf Astoria property will open within the newly established Deer Valley East Village, described as the first significant public alpine ski resort development in North America in more than 40 years. The East Village is expected to function as a new access point into Deer Valley Resort, which is located about 40 minutes from Salt Lake City International Airport.
The wider Deer Valley expansion is set to increase the resort’s footprint to more than 5,726 acres of skiable terrain. Plans also include 238 runs served by 37 chairlifts—figures that would place Deer Valley among the largest ski resorts in North America once completed.
Hotel and residence mix: 132 rooms and 105 branded homes
The development will include 132 hotel rooms and 105 branded residences, with layouts ranging from one to six bedrooms. Residence sizes are planned from 1,099 to 5,155 square feet, reflecting a mix aimed at both short-stay guests and longer-term owners seeking a mountain base with hotel-style services.
Extell and Hilton said the project will be spread across two towers. The plan calls for 56 hotel residences located above the hotel, plus 49 private residences in a separate Waldorf Astoria Residences Deer Valley tower.

Ski-in, ski-out access and mountain views
A central feature of the resort is direct ski-in, ski-out connectivity. The property is planned to sit alongside the Green Monster run and is expected to offer uninterrupted views of Bald Mountain, Hail Peak, Park Peak, and surrounding terrain.
Design responsibilities are split between Kohn Pedersen Fox, which is leading the architectural work, and AvroKO, which is overseeing interior design.

Construction timeline and Hilton’s growing presence in the East Village
Construction on the site began in May 2025, with the opening targeted for 2028. The Waldorf Astoria project is also the second Hilton-branded property announced for Deer Valley East Village.
A Canopy by Hilton hotel is scheduled to open in the area this summer. Both the Waldorf Astoria and Canopy properties will participate in the Hilton Honors loyalty programme, the companies said.
Why this matters for travelers and the travel industry
For travelers planning future ski trips to the U.S., the announcement signals continued investment in high-end, ski-accessible lodging in Park City as Deer Valley expands terrain and lift capacity. For the industry, the project underscores how branded residences and luxury hotel development are being used to anchor new resort villages—potentially increasing accommodation supply, meeting space options, and year-round amenities in a destination located within driving distance of Salt Lake City International Airport.
